The capital that makes up your mortgage/ loan can come from a number of sources including other people's deposits and savings, stored up in the bank and other investors, all of which make up the Capital Markets. Of course, the investor is only willing to invest a certain amount of capital in such low yield bonds.

Now, the rates on a mortgage fluctuate from month to month and this rate is determined by how well 'mortgage bonds' are selling. A rise in sales will see a drop in yield and a drop in sales will see a rise in yield, thus attracting investors back into the market. The result of the average mortgage holder will be the opposite though. When investors leave the bond market, they will see a rise in mortgage interest rates.

Of course, the mortgage market is driven by a number of external factors, such as supply and demand but the greatest factors is that of inflation. Where inflation is low, the return for the investor is high, but when inflation increases, it devalues the investment and at the same time the mortgage. Suddenly a $120,000 mortgage can seem far less of a burden.

Inflation is kept under control by raising or lowering interest rates. When inflation is rampant, interest rates are raised, resulting in a rise in mortgage repayments.

Recent sub-prime mortgage lending issues in the US have had a knock on effect throughout the world. Billions of US dollars have been lost, simply because many of the associated bonds were bundled up and sold on to banks throughout the world. These mortgages were in effect over-subscribed in the states, with many people only able to afford a house with one of them. Unfortunately, the mortgages were being defaulted on and, having been sold on to UK, Hong Kong, German, French banks, they could not be easily recouped. The collapse in this market left many banks in serious problems. Losses could not be recouped and the bond market dried up as investors fled. New mortgages became difficult to find and their rates were much higher than previous. Interest rates have now been dropped so as to stimulate the market. Lenders have maintained bond rates at a higher level, giving them greater yield and the result will be a higher return for what is now percieved a greater risk.

Agent Cody Banks, is a crime-fighter that I truly believe the humanity will do just as well without. I live a nocturnal existence and as a result I rarely get around to watching boob tube before Conan, therefore I couldn\'t say that I\'ve ever seen an episode of Malcolm in the Middle. My children have a written matter of Large Fat Liar and I\'ve seen most of it around 700 times, so I do consider myself to be something of an authority of Frankie Muniz. Muniz is one of those child stars who excels at acting the kid who makes up for his relation homeliness with his personality. I besides saw the episode of Punk\'d where Ashton steals his car and Muniz cusses like a Hell\'s Angel and completely makes an nookie of himself. I trust it is because of the kinship he showed for expert gadgetry in Big Fat Liar that the CIA took an interest in turning him into a teenage sight. Thus Muniz is pressed into service, albiet somewhat against his will. Somehow, without his parents cognition or license, Banks has been to CIA summer camp and been well-trained to do all the important sight stuff: fighting, shoot, drive, fly, bla bla bla . . . The just Bond-ish acquisition he can\'t seem to master is the artistic production of seducing the ladies. After all he\'s only 15 and suffers from stuttering stage fright when he\'s staring Beth in the face. Muniz fares well enough in this hit and miss Spy Kids-meets-007 adventure, in the opening scene he uses his jet-propelled skateboard to redeem the life of a child in a fleer car. Yes the Agency has weaponed Banks with all the requisite gizmos for this line of work: X-radiation glasses (I would receive gladly linked the Representation for a pair of those unique); a cell phone with a holographic display; a wristwatch that emits an electric shock; the aforementioned skateboard; a portable pen-laser-blow-torch combination; you know, standard spy-issue equipment. Banks is nothing if not a natural when it comes to all this high-tech tasking, unluckily in order to save the earth he inevitably to charm the beautiful daughter of a scientist and this is where our would-be Bond struggles. In fact the penning credits are shared by six different writers - never a good polarity. The handwriting is a scattershot function riddled with typical teenaged toilet humor - gas, dog poop, prep-school bullies, and the like. Muniz does as good a job as any young actor could\'ve been expected to do, given the clichéd scenarios he encounters in this cut and paste Mission Implausible. All of this film\'s stock characters are peaked drawn and thus the film never rises supra the stratum of a simple kid\'s movie. And for kids it will find an audience. The majority of the grownup characters in the film are either evil or scheming and parents are portrayed as clueless creatures to be avoided at all price. Muniz does his best to salvage this formulaic flufster - but finally it comes up missing in a few important areas such as excitement, originality, laughs, intelligence and even chemistry.

2 Fast 2 Furious (2003)

Of all the sequels being released this summer, it seemed that this follow-up to Rob Cohen's moderately enjoyable Fast and the Furious would be the most pointless. Surprisingly, I not only enjoyed this silly little slice of commercial entertainment, I also found it much more lively than the original.

Paul Walker returns as Brian O'Conner, but Vin Diesel is nowhere to be found. This time around, O'Conner is no longer with the L.A. police force. After letting Diesel go at the end of the first film, Walker begins a new life in Miami where his love for street racing continues to grow. Before long, he's told by law enforcement that his record will be wiped clean if he's able to help them catch a local drug lord who's causing mischief in the area. Along with the aid of a childhood friend whom he hasn't seen in years (played with vibrant glee by Tyrese), the two go undercover in attempt to help bust the bad guys.

I'm not going to sit here and tell you that 2 Fast 2 Furious is original--nor am I going to have you believe that the film is smart. We've seen this drug lord plot in several other pictures and as far as smarts--lets just say that this movie is really dumb. But in a good way.

The fact is, 2 Fast 2 Furious is exactly what the title suggests. Very fast and very furious. The car chases are plentiful and extremely exciting, and for what it's worth, I had a much better time during this movie than I did in the incredibly dull Italian Job.

Perhaps the biggest shock surrounding this movie is that it was directed by John Singleton who, as of late, seems to be trying to break into mainstream success (Shaft anyone). While this film hardly seems as relevant as Boys in the Hood, it works because it doesn't aspire to be anything more than dumb, loud fun. Mr. Singleton is a true craftsman and even though most of this screenplay is somewhat ridiculous, the director's style is very slick. The chase sequences in this picture are outstanding and extremely smooth.

I probably would have given this picture a better rating had Paul Walker not been in it. This guy just isn't dynamic enough. Everyone around him is so much livlier, and much of the time, Walker seems to keep the movie from reaching it's true, over the top sensibility. It helps that Tyrese is around to bring some excitement to the screen. This tough guy showed much potential in Singleton's Baby Boy, but here, he fully realizes it, commanding the screen everytime he's on it. In fact, I enjoyed his smooth talking, bad boy shenanigans much more than Vin Diesel's. Watch for an entertaining bit part by rapper Ludacris as well. The rest of the performances range from fun (Cole Hauser has a giddy time as the drug lord) to positively dreadful (Devon Aoki seems to be reading from cue cards).

It always helps going into a summer movie with low expectations and no doubt, that's part of the reason I think I enjoyed 2 Fast 2 Furious so much. Add to that Singleton's breakneck pacing, an energized Tyrese, and some truly spectacular car chases and you have a fun summer movie.
